Additional Development Application submitted for old Magnet Mart building

As previously reported a Development Application was submitted for the old Magnet Mart building to fit out the existing building to seven new tenancies, facade upgrades including a new loading dock to the rear of the building, awning signage and associated site works.

A new Development Application (201834841) has been submitted to construct a new roof and walls attached to the existing building, signage, to create one large tenancy for the purpose of an indoor recreation facility. It is expected this will be for a gym, sized at approximately 2,000m2. This new building will be where the garden centre was on the Magnet Mart site.

Another Development Application (201834799) has been submitted to vary the existing lease to add uses to the lease purpose clause. The additional uses proposed include a “shop provided that the minimum gross floor area is 1,000m2, and indoor recreational facility.” The applicant as advised these additional uses will contribute to the formation of a small commercial hub within the Gungahlin Town Centre. They have reported that the site will not compete with the existing facilities and services within the retail core of the Gungahlin Town Centre, as the services provided would be bulky goods and the like.

The existing lease purpose clause states the following:

“To use the premises only the purpose of bulky goods retailing, retail plan nursery and/or industrial trades provided always that such use for industrial trades is limited to building supplies, display of building materials and/or timber yard;”

The proposed Lease Purpose Clause is as follows:

“To use the premises only for the purpose of:

  • bulky goods retailing;
  • industrial trades;
  • indoor recreation facility;
  • retail plant nursery;
  • shop

Provided that:

  1. Use for industrial trades is limited to building supplies, display of building materials and/or timber yard;
  2. The minimum gross floor area of any Shop is 1,000m2.”
